Two homes can both have Diamond Bar addresses, yet be in different school districts.

Many buyers don't know this until after closing, when they go to enroll their kids and find it isn't what they expected. Here's how I help clients confirm which district an address belongs to.

A comparison from Taiwan

In Taiwan, the neighborhood (li) you live in usually determines which elementary school your kids attend. In Diamond Bar, the parcel your address sits on determines which school district you're in.

What the city says

According to the City of Diamond Bar's website, the city is served by two school districts:

  • Walnut Valley Unified School District (WVUSD)
  • Pomona Unified School District (PUSD)

The city describes Grand Avenue as the approximate dividing line: areas north of it are mostly in Pomona USD, and areas south are mostly in Walnut Valley USD.

The key word is "approximate"

Pay close attention to the word "approximate." District boundaries follow parcels, not street names or neighborhood names. Also:

  • The city name in your mailing address is not your school district
  • There can be exceptions within the same neighborhood or even the same street
  • District boundaries can change

So you can't decide based only on which side of Grand Avenue a home is on.

My three-step verification process

When I help clients confirm a school district, I do three things.

Step 1: Check the California Department of Education (CDE) map

The CDE publishes a public map of schools and districts where you can enter an address and see which district the parcel is in. California also publishes open data on school district boundaries.

Step 2: Call the district directly

The map is a good starting point, but the district has the final word. I recommend contacting the district's enrollment or registration office with the full address and asking them to confirm.

Step 3: Document it, and do it during your contingency period

Write down what you learned: the date, who you spoke with, and what they said. Do this within your contingency period, so if the answer isn't what you expected, you still have time and options to decide what to do.

Not just for Diamond Bar

Many Southern California cities are served by more than one district, and city limits, ZIP codes, and district boundaries often don't line up. Wherever you're shopping, if the school district matters to you, these three steps apply.

Where I stand

Every family has its own idea of what makes a school a good fit. Some care most about distance from home, some look for specific programs, and some focus on activities and clubs. I won't rank schools for you or tell you that one district is "better."

Under Fair Housing principles, my job is to help you confirm the objective facts: which district this address actually belongs to. For whether a school fits your family, I suggest going directly to the district and schools for information, visiting in person, and making your own judgment.

Want to confirm the district for an address?

If you're house hunting in Diamond Bar or elsewhere in Southern California and want to confirm a home's school district, reach out. I can walk you through these three steps and help you keep everything documented during your contingency period.
